Pebblebed House dates from the days when Topsham was an important trading port. The house was converted from a warehouse at the turn of the century and retains an open feel with wood boards through most rooms and bright “seaside” décor.
The wonderfully light and airy living room at Pebblebed House offers a truly magnificent place in which to relax and unwind. The beautiful room with wood floors has been tastefully decorated to offer a contemporary style within which to watch TV, listen to music or snuggle beside the wood burning stove.
The comfy sofas (one is a double sofa bed) and chairs provide a cosy and comfortable area for quiet evenings no matter what the weather; whilst the picture windows not only offer stunning views of the estuary but, once open, allow the sounds of Topsham and river life to flood in.
Neatly positioned to one side of the living room is a large wooden table where informal meals or elegant dinner parties can be enjoyed.
The large well equipped kitchen has been designed and fitted to a very high standard. The wood units are topped with slate work surfaces and provide ample space for the good range of crockery, cutlery and glasses, as well as storing food. There is also a two seater table for keeping the cook company or having quiet meals.
Appliances featured in the kitchen include a large Smeg cooker/oven with gas hob, a microwave, a dishwasher and a fridge/freezer. The washing machine and tumble dryer are situated off the first floor landing beside the family bathroom.
Situated on the ground floor of Pebblebed House is the first of two bathrooms. This lovely light bathroom with white-washed wood floors is fitted with a high quality curved shower and a pedestal washbasin. Next door to the shower room is the cloakroom with loo.
The Master Bedroom at Pebblebed has been beautifully decorated to combine style and charm. Central to the room is the wood framed bed that is wonderfully comfortable. Other furniture includes a free standing wardrobe, an antique shabby-chic chest of drawers and a white wicker chair.
The Master Bedroom also has two outstanding features that give it a real wow factor, the first is the original fireplace, and the second are the double doors opening out onto the wooden balcony, which enjoys splendid views of the River Exe.
The second bedroom at Pebblebed House is a pretty double, which enjoys lovely views of the river. Like the majority of the house, the bedroom has sloping ceilings, wood floors and exposed beams giving it plenty of period character.
The white metal framed double bed is complimented by a full range of white wood furniture, including a chest of drawers and a free standing wardrobe.
The large third bedroom has been cleverly designed with families in mind. The bright bedroom, which features white wood furniture and a big window with shutters, is equipped with two sets of bunk beds, one of which has a truckle bed that can be used as an additional single when required.
The first floor family bathroom is wonderfully colourful, with bright blue and turquoise tiles on the walls surrounding the roll top bath. The character bathroom also features a decorative Victorian shower, a loo and a pedestal washbasin.

The wooden balcony is accessed through either of the main double bedrooms located on the first floor of Pebblebed House. The views up and down the River Exe from the balcony are truly breathtaking. Sit back and watch the sunset over the Haldon Hills, perhaps while enjoying a glass or two of Pebblebed rosé.
Pebblebed House does not have its own private parking. However, car parking is usually available close by, either on Holman Way, or in the nearby Quay car park, which is situated just minutes from the house.
